Something new, at last
Real estate has always been the asset class my clients ask for most. Yet none of them could access high-performing, low-fee products, as these were reserved for the largest fortunes.

Always attentive
Thank you to Sébastien for joining me at a client meeting. He has a complete command of the products he offers and always makes himself available.

FAQ
Frequently asked questions
General
Can I exit my investment before maturity?
Liquidity in real estate private equity is traditionally limited, with a medium- to long-term commitment.
Early exits remain complex and may involve significant discounts to your initial capital. You should therefore regard your investment in real estate private equity as a long-term commitment.
It is an investment suited to investors able to tie up their money for an extended period.
How does Openstone select funds?
Openstone’s selection process rests on several key criteria:
- Working with leading managers: Openstone works with global leaders in private debt and real estate private equity such as BlackRock, EQT, Ares, Carlyle, Goldman Sachs and LGT.
- Diversification across strategies and sectors: we select funds covering a range of economic segments and strategies, seeking to optimise performance while reducing risk.
How do I subscribe to the funds offered by Openstone?
Subscription is digital and secure, through our online platform. Once your registration has been approved, you can choose the solutions that match your risk profile and subscribe online in a few steps.

What is a fund of funds?
A fund of funds invests in several other funds, providing broader diversification and lower risk while drawing on the expertise of selected managers, in return for a double layer of fees.
Are Environmental, Social and Governance (ESG) criteria taken into account?
The management companies of the funds take ESG criteria into account in their selection, without any commitment. Openstone Yield, Openstone Prime and Openstone Infraworld are classified as Article 6 under the SFDR regulation. They do not promote environmental or social characteristics.
Which investment strategies do the funds available at Openstone follow?
Openstone offers several investment strategies suited to different investor profiles:
- Core-Plus strategy: high-quality, already stabilised assets offering regular, moderate returns.
- Value-Add strategy: assets requiring renovation to increase their value, with higher return potential.
- Opportunistic strategy: distressed or undervalued assets, targeting very high returns but with a higher level of risk.
How can I monitor the performance of my investments?
You can monitor the performance of your investments directly on our platform. You will also receive regular, detailed reports.
How long does a real estate private equity investment last?
The investment horizon for this asset class and for the types of funds selected by Openstone is generally between 8 and 12 years. This period allows managers to carry out value-creation strategies on the assets before they are sold, with the aim of maximising potential returns for investors.
Can I exit my investment before maturity?
Openstone funds are illiquid investments. Exiting requires a request for the redemption of units, on terms specific to each fund:
- Openstone Yield: redemption possible each quarter, after a one-year lock-up period.
- Openstone Prime: redemption possible once a year, on the net asset value of 31 December, after a three-year lock-up period. A 5% discount, which accrues to the fund, applies before five years of holding.
- Openstone Infraworld: redemption possible each half-year, after a two-year lock-up period, up to a limit of 5% of net assets per redemption date. Allow around six months between the order and payment.
For Openstone Yield and Openstone Prime, redemptions are capped at 5% of net assets per financial year and settled within a period of up to four months. Redemptions may be deferred or suspended in the cases set out in each fund’s prospectus. We recommend planning your investment over the intended holding period.
What are the main risks of investing in real estate private equity?
The main risks include:
- Risk of capital loss: investing in unlisted assets carries a risk of partial or total loss of the capital invested.
- Liquidity risk: real estate assets are not listed on a stock exchange, which can make them difficult or slow to sell.
- Valuation risk: asset valuations rely on market estimates, which market volatility can make uncertain, affecting the value of portfolios.
- Performance risk: return objectives, such as the IRR, are targets and are not guaranteed. Macroeconomic conditions can make these objectives harder to achieve.
Which types of investors can invest in the Openstone funds?
Each Openstone fund is a specialised professional fund (FPS) reserved for authorised investors within the meaning of Article 423-27 of the AMF General Regulation. This means, in particular, a subscription of at least €100,000, or at least €30,000 subject to conditions. They are open to individuals and legal entities, directly or through a partner. We also offer dedicated access to our partners, such as independent wealth advisers and family offices, who can subscribe on behalf of their clients through our partner platform.
